Park Circle Apartments Sold to Workforce Housing Firm

A 358-unit apartment complex on Mixson Avenue changes hands as Comunidad Partners bets on Charleston's housing crunch hitting nurses, teachers, and first responders hardest.

A 358-unit apartment complex in Park Circle has been acquired by Comunidad Partners, a firm specializing in workforce and affordable housing, as Charleston’s rental market continues to squeeze middle-income earners.

The Montague at Park Circle, located at 4501 Mixson Ave., targets nurses, teachers, military personnel, and first responders—workers who increasingly find themselves priced out of the region’s conventional rental market.

“Charleston market continues to demonstrate exceptional economic and demographic tailwinds,” said Antonio Marquez, principal and managing partner at Comunidad Partners. “This investment expands our presence in this dynamic area.”

The purchase price was not disclosed.

The acquisition comes as the Tri-County region faces a persistent shortage of housing affordable to workers earning between 60% and 120% of area median income—roughly $45,000 to $90,000 annually for a household of four. That income bracket covers a substantial portion of the region’s essential workforce.

Ty Barnes, head of investments at Comunidad Partners, pointed to structural supply problems driving the firm’s interest.

“Supply simply can’t keep up with demand for housing, which amplifies the need for quality workforce housing,” Barnes said.

The new owners plan upgrades including a pickleball court, pool renovations, and expanded lounging areas. Such amenities have become standard expectations even in workforce-oriented properties as the rental market has grown more competitive.

Park Circle has transformed over the past decade from a working-class neighborhood into one of North Charleston’s most sought-after addresses, with craft breweries, restaurants, and boutique retail drawing young professionals. That gentrification has pushed rents upward across the area.

The Montague at Park Circle is Comunidad Partners’ latest acquisition in the Charleston market. The firm focuses exclusively on workforce housing properties across the Southeast.
